What You Need To Know About Getting A Nashville Airbnb Permit

June 1, 2016

Everyone is making a hard dash to the Nashville Metro Codes building to make sure they don’t miss out on the gold rush called short-term vacation rentals. 2 bedroom homes in Nashville located near the downtown area are bringing anywhere from $250 - $700 per night. This amazing opportunity doesn’t come without a little work and government interference. Our city has implemented many restrictions that go with converting your home to a short-term vacation rental.

Below I outline some of the key components to getting your Airbnb permit in Nashville, Tn.

  1. You must first determine if you are applying for a non-occupant permit or an occupied permit.

  2. Make sure you have a floor plan of each level that is accurate and points out every single fire detector and exit.

  3. A permit must be available in your area. You can check here: Airbnb Permit Availability

  4. You must apply in person to the Metro Codes building located at 800 2nd Avenue South.

  5. Pay $50 for your permit for 1 year.

I wish I could say it is this easy, but to be honest, depending on your property type and where you are located, the short-term rental permits and processes can typically vary. The things that I have previously listed are some of the more crucial aspects of attaining your Airbnb permit in Nashville.
